Winter listings sell the fastest…
It’s shocking, but it’s the truth. A home listed in the winter sells faster – and for more money – than a listing at any other time of the year.
Yes, you hear that from virtually every real estate agent you speak to at this time of the year. But now, there’s statistical data to prove that the winter months are, in fact, the best months in which to sell your home.
Selling in the winter is a great idea.
Fact: a home listed in the winter months is 9% more likely to sell. As well, it sells one week faster than other times of the year and for 1.2% more.*
The reason for that is two-fold. First, people who are out shopping for a home at this time of the year are more serious than other buyers – they likely need to buy a home because of a job relocation, birth of a child, major family change, etc. As such they’re out looking intently to find a home for their families.
Secondarily, the rates on mortgages are still insanely good, which gives them a huge incentive to make the move at a time of the year when most people “think” it’s the wrong time to move.
As an added advantage for sellers, there’s less competition at this time of the year, which means that your home stands out more in the crowd for interested buyers to consider.
If you’re waiting until spring to put your home on the market, you might want to reconsider and put your home up for sale now to capture a higher price and sell your home faster. The good news is that you could find a buyer now and pick a closing date closer to the spring – getting to have your cake and eat it too.
